Well
here we are again, another month that has flown past, just think, 11
months to Christmas, and Summer holidays on the way - lekker !!
Our
last newsletter I attempted to enlighten you on the asset classes of
Cash, Bonds and Equities, This month I would like to talk about the
other 3 basic asset classes namely Property, Commodities and Collectibles
because these are the things that you need to buy low and sell high.
Fast
Cars and Paintings - Collectibles
Now
fast cars and paintings we call collectibles is something that everyone
has and I know very little about, so I am not saying that you cant make
money on a stamp collection but if you are planning a pension on that,
you are in dodgy territory - you need to know about stamps.
This
would also apply to Paintings, Antiques, Persian rugs etc. One thing
is for sure, the collectibles need to be insured and in some cases like
stamps, the insurers require an up to-date catalogue of the stamps before
they are prepared to consider insuring the collection. As far as art
is concerned it will only be insured on a property, and again people
like Southaby's, Ashby's will be required to give a valuation and are
the people that one should get hold of before one goes into this type
of asset class. Don't get me wrong here, you can make money on collectibles,
you just need to be careful.
Commodities
What
is a commodity? Well - its any item that can be bought and sold. It
is generally a physical item such as a base mineral, oil, meat, livestock
etc. Commodities are volatile and can go up and down like a yo-yo and
not for thc faint hearted. Any good stockbroker will tell you that you
should not invest more than say 10% of your investments into commodities,
but he will also tell you that you should be prepared to lose it.
So what is the moral of the story. Well If Nick Gleeson can bring down
Barrings bank then the financial advisor can bring down the average
layman by taking to much risk. Commodities are generally to risky for
the average layman and is an asset class that he should steer clear
of until such time as he has disposable income that he can afford to
place into instruments which offer a potential high return with a high
risk factor.
Property
This
is my favorite subject and as you know we will be having a seminar on
the 20th of March for South Africans and Friends keen on learning about
the pros and cons of buying property any where in the world, I have
arranged two guest speakers who have a wealth of knowledge in this area

that we should all strive for. But investing in property has its distinct

things we need to consider before we buy.

your own use now? Or to retire in? Or For investment - buy to
let?
- Where
should you buy
- Location -

Is it In South Africa, In Dubai or USA, or Europe or Elsewhere?

Is it near a Hospital, Schools, University, main roads, airport,
bus routes, shopping malls etc.
- What
is your budget?
Have you had a comparative analysis completed on the property?
- What
are your hidden costs? Remember they vary from Country to country.

- Agents

- Surveyors

- Tax
implications on income from property
- Stamp

- Furniture

- Lawyers

- What
are the laws governing none residence purchasing property?
- Are
there any rights over the property in the title deed?

Can I get Mortgage finance? With whom and what are the interest
rates? Are they fixed or flexible?
- What
is the expected return? Will I be taxed on this income? If so
where? Can I avoid paying tax? How?

Is it the right time to Buy?
I
hope that this brief note has helped stir some other questions in your
mind regarding real estate. Make no mistake you can make a lot of money
from a well-balanced property portfolio. Like all investments timing
is of paramount importance, and as mentioned, buy low sell high not
the other way around. I hope these questions will be answered for you
at the seminar.
